Lots rents cover: Use of the land; garbage removal; base property taxes; common area lawn mowing, edging, trimming, fertilizing and pest control; recycling pickup; on-site professional management; care and cleaning of clubhouse; social membership in club and amenities; enforcement of rules and regulations; chaplaincy program, resident satisfaction survey; first response disaster team (N.E.A.T.); liability insurance for common areas; street lights; tree trimming in common areas; road maintenance and repaving; pool maintenance and monitoring; improvement projects. WiFi. Electric is provided by Peace River Electric Coop; Cable TV option is Bright House Networks. Wireless Internet is supplied at no charge throughout the community. Community Rules To Remember Speed limit is 10 mph. Please observe the one way traffic around the clubhouse. No clotheslines are permitted at your residence. Please use the areas provided for this purpose. Limit TWO pets. No pet larger than 25 pounds. Pets must be kept on a leash, and are not allowed in public areas or other lots. Pet owners are responsible for their pet. Please clean up after your pet. Pets are not to be left outdoors unattended. No pet fee is charged. No loud talking, radio, TV or other noise between 11 pm and 8 am. This is not a complete set of rules. This is meant to give our short term guest a basic idea of the rules that may affect you during your stay. Full lease amount is due upon arrival for all short term rentals. Rates are subject to change without notice. Prospective residents must fill out an application for residency and be approved by credit check before buying a residence in the community. Cancellation policy: After deposit is made, cancellation more than 60 days prior to the scheduled arrival, a full refund will be given. Cancellations less than 60 days from scheduled arrival will have a $100 cancellation fee deducted from the refund. Cancellations less than 30 days will forfeit their deposit.
